Quantity Surveyor – Interior Fit-Out & Renovation AlpenCore Advisory | Dubai, UAE AlpenCore Advisory is looking for an experienced Quantity Surveyor to join our project team in Dubai. We work on high-end residential renovation, fit-out and value-add projects, acting independently on behalf of our clients to ensure strong commercial control, fair pricing, quality and value throughout the project. The QS will work closely with our Project Managers, designers, contractors and suppliers and will be responsible for managing the commercial side of projects from initial budgeting through to final account. Key Responsibilities - Prepare preliminary budgets, cost plans and detailed BOQs for residential fit-out and renovation projects. - Review contractor and supplier quotations and ensure scope, quantities and pricing are complete and commercially reasonable. - Compare quotations and prepare clear cost comparison sheets for client review. - Carry out quantity take-offs from drawings, specifications and site information. - Negotiate rates and commercial terms with contractors, joinery companies and suppliers. - Review and validate variations, additional works and change requests before approval. - Monitor project expenditure against the approved budget and maintain updated cost reports. - Check contractor payment applications and recommend payments based on actual progress and completed works. - Identify missing scope, duplicated items, excessive pricing and potential cost risks. - Support procurement of joinery, stone, flooring, sanitaryware, lighting, furniture and other fit-out packages. - Assist the project team with value engineering while maintaining the required design and quality standards. - Attend site meetings and carry out site measurements when required. - Prepare final account reconciliation and close-out documentation. Candidate Profile - Degree or diploma in Quantity Surveying, Construction Management or a related field. - Ideally 5+ years of QS experience, with strong UAE fit-out or residential renovation experience. - Excellent understanding of interior fit-out, joinery, stone, MEP and finishing works. - Strong experience reviewing contractor quotations, BOQs and variations. - Able to understand architectural, interior design and technical drawings. - Strong Excel skills and confidence preparing professional cost comparisons and reports. - Good knowledge of current Dubai contractor, supplier and subcontractor pricing. - Commercially minded, highly detail-oriented and confident challenging incorrect or inflated quotations. - Strong communication and negotiation skills. - Able to work independently and manage several projects simultaneously. Interior Architect – Residential Fit-Out & Renovation AlpenCore Advisory | Dubai, UAE AlpenCore Advisory is looking for an experienced Interior Architect to join our project team in Dubai. We work on high-end residential renovations and fit-out projects, from initial concept through detailed design and site execution. Key Responsibilities - Develop interior concepts, layouts, mood boards and material selections. - Prepare and review detailed drawings, elevations and design packages. - Design kitchens, bathrooms, wardrobes, TV walls and bespoke joinery. - Coordinate design with technical, MEP and site requirements. - Select finishes, lighting, sanitaryware, furniture and accessories. - Work closely with clients, Project Managers, drafters, contractors and suppliers. - Carry out site visits and resolve design issues during execution. - Ensure the final result remains aligned with the approved design, budget and functionality. FF&E & Procurement Coordinator AlpenCore Advisory | Dubai, UAE AlpenCore Advisory is looking for an experienced FF&E & Procurement Coordinator to join our project team in Dubai. We work on high-end residential renovation and fit-out projects, coordinating closely with clients, Interior Architects, Project Managers, suppliers and contractors. The FF&E & Procurement Coordinator will be responsible for managing furniture, lighting, fabrics, rugs, artwork, accessories and other loose items across our projects, ensuring that selections are design-appropriate, commercially sensible and delivered on time. Key Responsibilities - Source furniture, decorative lighting, rugs, artwork, accessories and soft furnishings. - Prepare FF&E schedules, specification sheets, mood boards and sourcing presentations. - Request and compare supplier quotations. - Coordinate samples, finishes, fabrics and material approvals. - Support furniture customization and bespoke item development where required. - Maintain procurement trackers, budgets, order status and delivery schedules. - Monitor lead times and follow up with suppliers to avoid delays. - Coordinate purchases, deliveries, installation and final placement. - Check delivered items for quality, finish, dimensions and damage. - Coordinate closely with Interior Architects, Project Managers and clients. - Source suitable alternatives when items are unavailable, delayed or over budget. - Support final styling and preparation of completed homes for handover and photography. - Maintain and develop relationships with furniture, lighting, fabric and accessory suppliers in the UAE and internationally.
